What are the Phases of New Home Construction?

You’ve decided to build a new construction home. You’ve chosen a high quality new home builder. You’ve bought the land, finalized a floorplan with your architect, and are ready to build. What comes next?
There are many steps in building a new construction home, each one as important as the next. Some steps are far more exciting than others, but they all have to come together in order to finish your dream home so you can move in.
After the initial experience of picking out the lot, floorplan and finishes, you can take a breather and enjoy watching the construction process take off. A quality new home builder will ensure you don’t have to worry and can breathe easy during the construction process.
Here are the Phases of New Home Construction:
Phase 1: Construction Site/Foundation
Your site will need to be prepped and made ready for your new home build. Pouring the foundation is the first step in the construction process. In Northern California, a concrete slab is the most common type of foundation. After the foundation is in, the next phase will begin.
Phase 2: Framing
Framing is the next step and will start to give you a visual of how your new home will look on the lot. This is where the walls and roof structure are created. According to Drees Homes:
“In the framing phase, the subfloor, walls, and roof structure are built, and your roof is shingled. Window and door units are installed, and any backfilling around the foundation is done.”
Phase 3: Plumbing, Electrical & HVAC
Now that the walls are up and the roof is shingled, essential interior work can begin. This includes plumbing & electrical installation and the heating & air system. This step happens before drywall and insulation are completed, allowing the home to have the proper systems in place within the walls. This is the stage that is not as visible upon completion, yet has some of the most useful features for today’s modern life.
Phase 4: Drywall & Exterior Finishes
In the drywall phase, the layout of the house starts to really take shape as drywall is hung and finished. Here's a description of this stage from New Home Source:
“Drywall is hung and taped so the seams between the boards aren’t visible, and drywall texturing (if applicable) is completed. The primer coat of paint is also applied after taping is complete. Contractors begin installing exterior finishes such as brick, stucco, stone and siding.”
Phase 5: Interior Finishes
This is the exciting step, where you see the beauty of your house and design choices start to come to life. Some of the things installed are kitchen and bathroom cabinets, trim work, visible plumbing fixtures like faucets and showerheads, countertops and more. Your new construction project is starting to look like a real house!
Phase 6: Last Steps
This phase is really where it all comes together. The final coat of paint is put on internally and externally. Flooring choices such as new carpet and wood floors are installed. Kitchen appliances are also put in at this stage. The yard will be graded and finished and after a final cleaning and inspection your home will be ready to move into!
